The situation

A freehold industrial portfolio in Brisbane: three properties, one multinational tenant, purchased in 2024 for $9,280,000. The value was in a rental reversion a generalist file would have buried.

The client kept their own banker. Nick and his team consulted on the transaction and built the documents that made the reversion the centrepiece.

What we did

The 2027 rent review was put at the centre of the credit paper, evidenced from the lease:

  • Client capital in of $3,812,912, at 65% LVR at 6.5% through the client's own banker
  • Passing rent of $554,356 net a year (a 6% net yield) against market rent of $760,800: the tenant around 37% below market
  • Rent projected to reach $937,200 by 2027, a projected 10.1% net yield
  • Cashflow after debt of $162,276 a year today, projected to reach $545,120 a year by 2027

The outcome

The client's bank backed it. The documents made the 2027 review the centrepiece rather than a footnote, and the projected cashflow after debt more than triples over the period, from $162,276 a year to a projected $545,120 a year by 2027.
